Full Occupancy Is Victory For Developers

DEVELOPERS are looking to build on the 100 per cent occupancy success of a Derbyshire business park by launching its second phase immediately.

Buoyed by the success of the first phase of Victory Park at Sinfin, Derby, developers Revelan Group have brought forward the marketing of the remainder of the scheme.

Derby commercial agents Salloway Property Consultants and joint agents FHP Property Consultants say take up of space at the warehouse and industrial unit scheme has been excellent with all 11 existing units now occupied.

Multinational technology companies such as Gardner Aerospace and Intertek NDT have chosen to locate to the site due to the excellent location and proximity to skilled labour. In addition, utilities company Western Power Distribution has chosen Victory Park as the base for its Derbyshire operations.

Marc Ballard, Director at Salloway, said: "The second phase of Victory Park can accommodate units of between 15,000 and 60,000 sq ft on a design and build basis. The outline planning consent on the site means the units can be delivered promptly which, given the increasing lack of quality warehouse stock in the area, is an advantage.

"Prices from £65 per square foot on sales is highly attractive and Revelan Group's units constructed around the specific needs of Gardner Aerospace and Intertek NDT are excellent examples of our client's high quality buildings."

The final 4.2 acres of the site are available for the construction of design and build units, subject to detailed specification being agreed. They will have the added benefit of the proposed A505 link road from the Chellaston junction of the A50.

Tim Gilbertson, Director at FHP, believes this will enhance the appeal of the site. "The construction of the new link road will give the final phase of Victory Park an increased advantage by creating an excellent link to the A50," Tim said.

"Western Power Distribution's decision to locate at Victory Park already shows the location advantages of the development, which are set to improve further."
