DVP TO HOUSE LEADER IN SUSTAINABLE HOMES

Dove Valley Park to house UK leader in factory produced sustainable homes

In a signal of the strength in the East Midlands industrial and logistics market, Derby based Conder Developments, part of the CWC Group, have agreed a new 20 year lease of their speculatively constructed warehouse, DVP 118 at Dove Valley Park.

The 118,000 sq.ft., building has been let to Tophat Industries Limited, a UK company designing and producing sustainable homes, who will operate the facility for design and construction of new houses under factory conditions, aiming at carbon neutral, zero defects production.

The development of Dove Valley Park is orchestrated by Conder Managing Director, Paul Shanley who explained:

"The Tophat concept of timber framed modular housing is an interesting and dynamic entrant into the UK housing market. Houses will be constructed at DVP118 and then shipped to site and installed on prepared plots of land that already have foundations in place. A house is capable of being erected on site in one day! Whereas this may already exist for one-off houses, the aim here is volume production. This will go some way to meeting government targets on housing provision.

This innovate process is more akin to car production where Clients will have a choice of house types, size, finishes etc., Given the demands on the UK housing market, we believe this innovative approach to house building will revolutionize the industry. It's exciting to think that 100's of homes across the country will have been effectively built at Dove Valley Park".

Property marketing advice for 118 DVP was provided by Salloway Property Consultants, BNP Paribas Real Estate and MWRE. Stephen Salloway, Managing Director of Salloway further commented:

"Conder's decision to speculate £m's in building DVP118 which commenced in 2015, raised eyebrows and was welcomed by the property industry at the time. The only other available units in this size range were Design and Build opportunities - which would take longer to deliver - it's an assessment I am pleased to say that has paid off.

The choice of Tophat to locate at Dove Valley Park is also testament to the 200 acre development's strategic location for logistics and production. At the junction of the main A50 dual carriageway trunk road and the A511, DVP ha attracted high caliber operators such as Kuehne + Nagel, JCB, Müller, Truma, and Futaba."
